The Lay Of The Land
Stuyvesant Town is one of the largest apartment complexes in the country, and it reads as a park with buildings in it rather than a neighborhood of streets. Eighty-nine buildings of twelve and thirteen stories are arranged around the Oval, a central lawn with a fountain, and a network of paths that cars cannot enter. Peter Cooper Village, its sibling north of 20th Street, has fewer, taller buildings and larger apartments.
The apartments are consistent in a way few Manhattan rentals are. Layouts repeat across buildings, so a one-bedroom in one tower matches a one-bedroom in another, and most units have been renovated with modern kitchens and baths while keeping the parquet floors and solid construction of the original build. Two-bedrooms are common, and larger layouts exist where units were combined. Management is centralized, with on-site maintenance and a leasing office.
Life inside the complex revolves around the grounds: playgrounds, basketball courts, an ice rink in winter, a farmers' market on the Oval, and the community center. First Avenue supplies groceries and restaurants along the western edge, Stuyvesant Cove Park and the East River esplanade run along the eastern edge, and the East Village starts across 14th Street.
Transit is the trade-off. The L at First Avenue and the 6 at 23rd Street are each a walk from the interior, crosstown buses run on 14th and 23rd, and NYC Ferry's East 20th Street landing connects to Midtown and Brooklyn by water. For that walk you get quiet, green space and a stable rental stock in the middle of Manhattan.
