The Lay Of The Land

Prospect Heights is a small, dense neighborhood bounded roughly by Flatbush, Atlantic, and Washington Avenues and the top of Prospect Park. It packs a great deal into a few blocks: the Brooklyn Museum, the Botanic Garden, and the central library sit along its southern edge, while Vanderbilt and Washington Avenues carry its restaurants and shops. The streetscape is low-rise brownstone, with newer towers rising near the Barclays Center at its northwestern corner.

The housing is a mix of rowhouse and apartment. Brownstone floor-throughs and garden units make up much of the supply, alongside prewar co-ops and a growing layer of new condo and rental construction around Atlantic Yards. Layouts skew toward real bedrooms, and the neighborhood's central position keeps prices firm.

Transit is the standout. The 2, 3, B, Q, and the Franklin Avenue shuttle serve the neighborhood directly, and the 4 and 5 and the LIRR are a short walk away at the Atlantic Avenue-Barclays Center hub, one of the busiest in Brooklyn. Few neighborhoods in the borough reach more of the system.

The cultural institutions, the park, and the restaurant corridors give Prospect Heights its texture. It suits someone who wants brownstone character and exceptional transit in one compact, central package, and who values being a short walk from both Prospect Park and a major transit hub.
