The Lay Of The Land

Nolita, short for North of Little Italy, covers a compact set of blocks between Houston, Broome, the Bowery, and Lafayette. Once part of the broader Little Italy, it has become one of downtown's most fashionable quarters, its narrow streets lined with boutiques, cafes, and the brick tenements that give it its scale. It is small and walkable, quieter than SoHo next door but with the same design-conscious tone.

The housing is prewar walk-up, renovated to a high standard. Tenement buildings hold one- and two-bedroom apartments with exposed brick, refinished floors, and updated kitchens, generally without elevators or doormen, and they command a premium for the neighborhood's location and cachet. New construction is rare within the historic fabric.

Transit is convenient. The 6 stops at Spring Street, the B, D, F, and M reach Broadway-Lafayette a short walk west, and the J and Z stop at Bowery, putting the Lexington, Sixth Avenue, and Nassau lines all within reach. Most of downtown is walkable.

The boutiques and restaurants of Mott, Mulberry, and Elizabeth Streets, and the green of the Elizabeth Street Garden, anchor the street life. Nolita suits someone who wants a stylish, central downtown apartment with prewar character and will pay a premium for a compact walk-up in one of the most desirable small neighborhoods in the city.
