The Lay Of The Land

Murray Hill sits east of Madison Avenue in the 30s and into the low 40s, a quiet residential gap between the offices of Midtown and the brownstone calm of Gramercy. The blocks mix mid-century apartment buildings, older brick townhouses, and a few preserved enclaves like Sniffen Court, and the overall tone is unhurried compared with the neighborhoods around it. It reads as a place people live rather than visit.

The housing leans postwar and rental. Much of the supply is studios and one-bedrooms in elevator buildings, often with a doorman and a laundry room, at rents that tend to run below the West Side and downtown for comparable space. Park and Madison Avenue hold larger prewar co-ops, and Third and Second Avenues carry the bulk of the rental towers.

Transit centers on Grand Central a few blocks north, where the 4, 5, 6, 7, and shuttle converge, with the 6 running locally under Lexington through the heart of the neighborhood. That makes the commute simple even though no line runs through its eastern blocks.

Street life is low-key, built around Third Avenue's bars and restaurants and the everyday retail of Lexington. Murray Hill suits someone early in their time in the city who wants a doorman building and an easy commute without a downtown premium, and who values quiet streets over nightlife at the door.
