Kips Bay occupies the East Side from the upper 20s into the low 30s, between roughly Lexington and the East River. It is an unflashy, residential neighborhood defined by its large postwar apartment complexes and by the major hospitals and medical campus along First Avenue. The streets are calm and practical, oriented to the people who live and work there rather than to visitors.

The housing leans mid-century and rental. Big elevator buildings and complexes like Kips Bay Towers and Waterside Plaza hold a deep supply of studios through larger apartments, often with doormen and in-building amenities, at rents that generally run below the West Side and the more central East Side neighborhoods. Older brick walk-ups fill the side streets toward Third Avenue.

Transit is thinner than its neighbors, which helps keep prices in check. The 6 runs under Lexington on the western edge, and the crosstown buses and the proximity to Grand Central a few blocks north handle the rest, so the commute works even without a train through its eastern blocks.

The waterfront esplanade along the East River, the shops and movie theater on Second Avenue, and the everyday retail of the area give it a settled rhythm. Kips Bay suits someone who wants space and a doorman building at a relative discount, who values a quiet, convenient East Side base over a central or lively one.
