The Lay Of The Land

Hell's Kitchen is the stretch of the West Side between 34th and 59th Street, from Eighth Avenue to the Hudson. The side streets still read as the tenement district they were built as: brick walk-ups of four and five stories, railroad layouts, fire escapes on the facade, a bodega or a bar at the corner. Ninth Avenue carries the neighborhood's restaurant row and most of its foot traffic, and Tenth Avenue is where the scale starts to change.

West of Tenth the blocks belong to a newer city. Full-service rental towers went up along Eleventh Avenue and the West Side Highway through the 2000s and 2010s, with doormen, gyms, roof decks and river views, and Hudson River Park runs the whole length of the waterfront with piers, bike lanes and ball fields. The result is two housing markets a few hundred feet apart: a renovated one-bedroom in a walk-up on 47th, or a glass box on 42nd with a lobby.

Transit is the reason many people land here. The A, C and E stop at 42nd Street and 50th Street on Eighth Avenue, the 1 stops at 50th, and the N, Q, R and W are at 49th and 57th on Seventh. Port Authority, Penn Station and the Hudson Yards 7 train are all walkable, which makes this one of the easier neighborhoods in Manhattan to leave the city from.

Day to day, the trade-off is energy for quiet. The blocks near 42nd carry tourist and theater crowds until late; north of 50th and west of Tenth the streets empty out at night. Apartments tend to be compact, closets are short, and a true one-bedroom in a prewar building is the common find, with larger layouts concentrated in the towers on the far west side.
