The Lay Of The Land

Greenwich Village surrounds Washington Square Park, bounded loosely by Houston, 14th Street, Broadway, and Sixth Avenue, with the West Village picking up to its west. The streets are low, leafy, and largely preserved within a historic district, and New York University's campus threads through the eastern blocks, giving the area a steady academic pulse. The scale and the bend of the older streets make it feel removed from the grid around it.

The housing is overwhelmingly prewar and compact. Brownstones, Federal rowhouses, and tenement-era walk-ups dominate, many converted into co-ops or renovated one- and two-bedrooms, with high ceilings and period detail traded against modest square footage. Larger apartments and the occasional doorman building exist but are the exception in a neighborhood built before elevators.

Transit is unusually deep. The A, C, E, B, D, F, and M converge at West 4th–Washington Square, and the 1, 2, and 3 run a few blocks west under Seventh Avenue, putting much of the IND and the West Side lines within easy reach. Few neighborhoods this small touch so many trains.

Washington Square Park is the living room, framed by the university and the cafes and music clubs of Bleecker and MacDougal. Greenwich Village suits someone who wants historic, low-rise charm and a central downtown location, and who will pay a premium and accept a smaller apartment for one of the most distinctive streetscapes in the city.
