The Lay Of The Land

Gramercy Park centers on the gated green between 20th and 21st Streets, the last private park in the city, to which only the surrounding buildings hold keys. That square sets the character for the blocks around it: low-rise, tree-lined, and unusually still for Manhattan, with some of the best-preserved nineteenth-century architecture below 23rd Street. The neighborhood feels deliberately removed from the busier districts on every side.

The housing is largely prewar and gracious. Stately co-op buildings and brick townhouses ring the park, holding larger one-, two-, and three-bedroom layouts with the high ceilings and formal rooms of their era. Rentals appear along the edges toward Third Avenue and the flatiron blocks, but the core skews to ownership and to apartments built with space in mind.

Transit sits a short walk away rather than underneath. The 6 runs under Park Avenue South at 23rd and 28th, the 4, 5, N, Q, R, and W cluster at Union Square just to the south, and the L adds a crosstown option, so the area is well served without a train on the park itself.

The square and its private quiet are the amenity, supplemented by the restaurants of Irving Place and the nearby flatiron blocks. Gramercy Park suits someone who wants prewar scale and a calm, established address near Union Square, and who values space and quiet over being on top of the nightlife.
