The Lay Of The Land
Flatiron was the city's department-store district a century ago, and the buildings along Fifth and Sixth Avenues and Broadway still carry that scale: ornate limestone and terra-cotta facades, ground floors built for display windows, and upper floors with the depth of a warehouse. Madison Square Park sits at the north end with its lawns, the Shake Shack line and views of the Flatiron Building, the Metropolitan Life tower and the Empire State Building beyond.
Most apartments here are conversions. Loft buildings on Broadway, Fifth Avenue and the numbered streets between were cut into residences from the 1980s onward, so a typical unit has high ceilings, oversized windows and a floor plan that varies building to building. Purpose-built rental towers went up on Sixth Avenue and around 23rd Street in the 2000s and 2010s, offering doormen and amenity floors where the older stock offers character.
The district is a workplace as much as a home. Technology and media offices fill the upper floors, Eataly and the shops on Fifth Avenue draw weekend crowds, and the restaurants along Broadway and the side streets stay full through the week. Union Square and its greenmarket are a few blocks south; Gramercy Park is east.
Transit runs through the middle of it. The N, R and W stop at 23rd Street on Broadway, the F and M at 23rd on Sixth Avenue, the 6 at 23rd and 28th on Park Avenue South, and the 1 at 18th and 23rd on Seventh. Nearly every line in Manhattan is within two stops.
