Flatbush occupies a broad area of central Brooklyn below Prospect Park, one of the borough's oldest settled districts and still one of its most densely residential. Its main corridors, Flatbush and Church Avenues, are lined with busy commerce, while the surrounding blocks hold a mix of prewar apartment buildings and, in pockets like Prospect Park South and Ditmas Park, some of the grandest freestanding Victorian houses in the city. The neighborhood is large enough that its character varies considerably across it.

The housing is anchored by prewar apartment stock. Solid 1920s and 30s buildings line the avenues and side streets, holding one-, two-, and three-bedroom apartments with the room sizes and detail of their era, at rents among the most attainable in Brooklyn. The Victorian enclaves add a layer of houses and large unit conversions for those wanting standalone space.

Transit runs down the spine. The B and Q follow the Brighton line under the eastern edge with stops through the neighborhood, and the 2 and 5 run under Nostrand Avenue on the western side, so most blocks reach Manhattan directly, if on a slightly longer ride than the northern neighborhoods.

Prospect Park at the northern edge, the Parade Ground and the gardens of the Victorian districts, and the deep commercial life of Flatbush Avenue give the neighborhood its texture. Flatbush suits someone who wants prewar space and a rooted, established neighborhood at an attainable price, and who will trade a longer commute for larger rooms and lower rent.
