The Lay Of The Land

Crown Heights covers a wide stretch of central Brooklyn between Prospect Heights and Brownsville, organized around Eastern Parkway, the grand tree-lined boulevard that runs through its heart. The neighborhood mixes long rows of brownstones with substantial prewar apartment buildings, and its scale shifts from low residential side streets to the broad parkway lined with larger buildings. It is one of the more architecturally varied neighborhoods in the borough.

The housing offers real space for the money. Eastern Parkway and the avenues nearby hold sturdy 1920s and 30s apartment buildings with large one-, two-, and three-bedroom layouts, while the side streets carry brownstone floor-throughs and garden units. Rents generally run below the neighborhoods to the west, and the supply of genuinely large apartments is deep.

Transit is strong. The 2, 3, 4, and 5 run under Eastern Parkway and Nostrand Avenue, the A and C reach the northern blocks along Fulton, and the Franklin Avenue shuttle connects to Prospect Park, so most of Crown Heights reaches Manhattan and central Brooklyn directly.

The Brooklyn Museum and Botanic Garden at the western edge, the green of Eastern Parkway and Brower Park, and the restaurants and shops along Franklin and Nostrand anchor daily life. Crown Heights suits someone who wants prewar space and architectural variety at an attainable price, and who values a large, established neighborhood with excellent transit.
