The Lay Of The Land
Battery Park City was built on fill excavated for the World Trade Center, and it was planned as a whole: a grid of short streets, a continuous esplanade along the river, and parks placed where a city block would otherwise be. The result feels unlike the rest of Lower Manhattan. Cars are incidental, sightlines open onto the water, and the loudest thing on most blocks is the ferry horn.
The housing is uniformly postwar. Brick towers from the 1980s and 1990s in the south end near Rector Place, glass and stone towers from the 2000s in the north end around North Cove and Rockefeller Park, and a handful of newer buildings in between. Nearly every building has a doorman and a gym, many have roof decks or river-facing terraces, and apartments run larger than the Manhattan average, with two- and three-bedroom layouts common.
Rockefeller Park anchors the north end with lawns, ball courts and a playground; Wagner Park and the Battery close the south. The esplanade runs the full length, connecting to Hudson River Park for a car-free path up to the Village and beyond. Brookfield Place supplies a food hall, a grocery store and retail, and the Oculus at the World Trade Center is across West Street.
Transit means crossing West Street. The 1 stops at Rector Street and South Ferry, the R and W at Rector and Whitehall, the 4 and 5 at Bowling Green, and the E at World Trade Center; PATH trains to New Jersey run from the same complex. NYC Ferry lands at Brookfield Place, which puts Midtown and Brooklyn on the water rather than the subway.
